What's the difference between a conditional and an unconditional lien waiver?+
A conditional waiver only takes effect once the payment it describes is actually received. An unconditional waiver takes effect when it's signed, whether or not the money arrived. Payers usually collect the conditional waiver before releasing a payment and the unconditional one after the funds clear.
Is the tracker really free?+
Yes. The spreadsheet is a free download with no signup. Autopilot, the Google Sheets edition that sends requests and reminders for you, is a one-time purchase.
Does it work in Google Sheets?+
Yes. Upload the .xlsx to Google Drive and open it with Google Sheets. The formulas, dropdowns and colour coding carry over.
Do you provide lien waiver forms?+
No. We track waivers; we don't draft them. Several states require specific statutory wording, so use your state's official form and ask a construction attorney if you're unsure.
How is this different from Levelset, Siteline or Textura?+
Those are full platforms for lien rights, billing or payment management, usually sold with onboarding. Our tools are deliberately small: one list of what you're owed, automatic chasing, and a clear OK-to-pay answer for teams that don't need a platform.
