Small tools, plainly explained.
Quietwork Labs is a small, independent team of automation engineers. We build focused tools that run in the Google Sheets and Gmail our customers already use, and we write the guides we wish existed when we started.
What we build
One-time-purchase tools for two groups who run a lot of their business on spreadsheets and email: contractors and subs chasing lien waivers, and property managers who live in AppFolio reports.
- Lien Waiver Tracker: A spreadsheet that tracks every lien waiver per sub and pay app, and flags which payments to hold.
- Lien Waiver Autopilot: The tracker in Google Sheets, with a built-in script that emails waiver requests and reminders from your own Gmail and tells you who's clear to pay.
- RentOps Sheets Sync: Imports the reports you schedule in AppFolio into Google Sheets every morning, keeps a daily history and emails alerts on rules you set.
Everything runs inside your own Google account. We don't host your data, there are no subscriptions, and we don't do sales calls. Support is by email.
How we write our guides
- Research first. Before we write or update a guide, we review what currently ranks for the question, what people are asking about it, and the primary sources: state statutes and government pages for lien law, and vendor documentation for software.
- Sources on the page. Guides list the sources we relied on, so you can check them yourself.
- Dated and maintained. Every guide shows when it was last updated. We revisit guides when laws, prices or products change.
- Our products, disclosed. Where one of our tools fits the problem, we say so and link to it. We don't accept paid placements.
- Corrections. Found something wrong or out of date? Email support@quietworklabs.com and we'll fix it.
What we're not
We're not lawyers, and our lien waiver guides aren't legal advice: waiver rules differ by state, so check your state's statute or ask a construction attorney before relying on a form. We're not affiliated with AppFolio, Intuit, Google, Procore or any other company whose products we write about; their names are trademarks of their owners.
Who runs it
